Accompanied by the person in charge of management, check the desired property with your own eyes. Please check the property's equipment, location, surrounding facilities, contract conditions, etc.

STEP 4

We will sign a contract after thoroughly examining the contents of the contract. We do not forcefully recommend or participate in any contracts regarding occupancy).

Please contact the Student Affairs Division if you have any questions or concerns during the process of signing the contract.

Precautions when signing a contract

Be sure to check the property with your own eyes

When signing a contract, be sure to see not only the exterior of the property, but also the interior. Please check the room layout and availability of incidental facilities in the room. Also, it is important to check the condition of the sun, the surrounding environment such as hospitals and supermarkets, and the nearest transportation.

Please confirm "rent", "common service fee" and other expenses

Find out what your rent and non-rent expenses are.In most cases, the common service fee is clearly stated, such as "utilities necessary for maintenance of common areas such as stairs and corridors, water supply and sewerage charges, cleaning costs, etc."In addition, it is necessary to firmly confirm the purpose of use for other expenses. In addition, when concluding a contract, it is necessary to confirm the contract fee and security deposit (deposit) in advance, and in some cases, it is necessary to clearly state the conditions in the contract.

Please tell us exactly what you are looking for

When choosing an apartment, do not hesitate to tell them exactly what you are looking for, such as "I would like the rent to be less than XX yen."

Be sure to fill in the contract and sign the contract

Be sure to keep any agreements you have made with the landlord/manager in the form of a contract, not verbal.Verbal promises can cause trouble later.

Please check the contract carefully

In the contract, it is stated about "payment of repair expenses when moving out", "insurance in case of fire and disaster", "change of rent", "mutual responsibility", etc.Be sure to check.

Carefully review the terms for canceling the lease

The most troublesome thing when moving out of an apartment is the refund at the time of cancellation. Please carefully check what items the tenant is obliged to bear for the cost of restoring the property to its original condition when moving out. Before you sign a contract, ask the broker to show you the explanation of important matters, and explain the conditions of the contract such as the deposit and key money, the maintenance status of the property's facilities, and the settlement of money when the contract is canceled. The intermediary has an obligation to explain in the important matter manual. If you have any doubts, please check until you are satisfied.Especially in the Kansai area, there are many cases where a security deposit (shikibiki) is introduced, and if you do not check it in advance, it will cause trouble when you move out.

* A security deposit is money that the lessee of real estate entrusts to the lessor in order to guarantee the payment of the rent.
* Shikibiki is a system in which a certain percentage of the deposit is deducted as the cost of restoring the room to its original condition when you move out.

Precautions for apartment life

Please refrain from the following behaviors that may cause a nuisance to neighbors.

An example of nuisance

  • Noise from automobiles, motorcycles, etc.
  • Making noise with friends at or in front of the apartment in the middle of the night
  • Not adhering to garbage collection days
  • late night fireworks
  • play an instrument
  • listen to music loud

Please do not remodel or refurbish without the permission of the administrator.

Be sure to check with the landlord/manager before remodeling. If you do not do so, you may be charged for the cost of cloth replacement when you move out.

Please be sure to contact us in advance for long trips and homecomings

If you will be away from the room for a long period of time, you must notify the landlord/manager to that effect. If you are away for a long period of time, there is a risk that your rent will be late and that you will be more likely to be targeted by thieves.Always stop reading newspapers.A burglary is aimed at seeing a newspaper that does not fit in the newspaper reception.

Be sure to follow the terms of the contract with the landlord/manager.

Be sure to check the items described in the contract and make sure that you do not violate them. Please note that you may be asked to leave if you do not follow the rules remarkably.

Precautions when moving out

When signing a rental contract, the rental contract period is specified in the contract. When the lease contract period ends, it is necessary to move out of the apartment so as not to cause trouble to the local people, the landlord, and the manager.Pay attention to the following points (examples) and move out smoothly without any trouble.

Dispose of garbage properly

There are cases where furniture and oversized garbage are left in clean stations for general garbage. For furniture, bicycles, etc. that you no longer need, contact a collection company or recycling company in advance and have them dispose of them. There may be a charge, so please check when you contact us.

Check if there are any overdue payments

In addition to rent for your apartment, make sure that there are no delinquent payments for other bills such as electricity, gas, and water bills.

Check the room for damage

In your daily life, check whether there are any damaged parts such as wallpaper, flooring, bathroom, kitchen, etc., with the presence of the landlord/manager.After you move out, you may be charged for repairing the damaged parts.
